TERMS AND CONDITIONS

The hire of the property is for the holiday period indicated on the booking form and does not constitute a tenancy agreement.

The Cottage is let for holiday purposes within the meaning of Section 9 of the Rent Act 1977.

Please be advised that towels and linen are included in the hire price.

If reservations are made more than six weeks before the holiday start date, a deposit of 25% of the total rental cost is payable. The outstanding balance should then be paid six weeks before the holiday start date. If the booking is made within the six week period of the holiday start date, the entire holiday cost should be paid with the completed booking form.

On receipt of the total payment the owners will forward detailed instructions of how to find the Cottage and make arrangements about the key.

In the event of the tenant wishing to cancel the booking, any money will be refunded only if the booking period can be re-let.

Holiday insurance for your whole booking should be considered, we are not liable for any cancellations that may result in you losing monies.

The Contract entered into is between the owner of the holiday accommodation and the holiday maker (The Hirer). The contract is only effective once the completed booking form and the required payment have been received.

Short breaks are available at any time of the year except in high season which is classed as Mid July - end of August, Easter weeks, bank holidays and October half term weekend. Prices are available upon request.

We are not liable for damage, injury or loss whatsoever sustained by you or any members of your party

All care should be taken to ensure the property and contents are looked after, we reserve the right to charge for breakages or damage

Please leave the property in a clean and tidy condition at the end of your stay.

There is a no smoking policy in the cottage.

Well behaved pets are allowed on the understanding that they are kept on the ground floor only and off furniture.

Lost keys are charged at £45 per set

Keys that are taken from the property that result in us having to take over replacements for new guests, whilst we wait for the original keys to be mailed back are charged at £25
